Expat mortgages
There are two main types: mortgages for non-UK nationals buying a residential property in the UK, and mortgages for British expats buying here from overseas.
Many lenders accept expat borrowers, but some see you as higher risk — living overseas makes it harder for them to check your credit and run anti-fraud checks. That can mean higher rates.
Some specialist lenders are more flexible in how they assess applicants, and we can help you find them.
It certainly makes things easier. Some banks offer expat accounts that accept foreign currency. For foreign nationals, opening a UK account is an important first step — and British expats who already have one will find it helpful too.
Lenders always check your credit history, but years abroad can leave little visible UK credit information. That won’t necessarily mean a decline, but it can make the process harder. Speak to a broker about what it means for you.

Why Energise Mortgages?
01
Yes. The UK is popular for expat buy to let — property is easy to find and rental demand is strong. With at least a 25% deposit it’s generally straightforward; 40% or more opens up more lenders and lower rates.
Lenders base the loan on expected rent, so research rental values carefully in the area you plan to buy.

There’s no single expat product — the right deal depends on your situation and goals. We’ll explain all the options and the routes to achieve your plans.
03
Buying as an expat is more involved than for a UK resident. We get to know your situation, search banks, building societies and specialist lenders, then support you through the full application.

Meet the adviser
There’s more to me than just mortgages. I also have a love for the countryside and a unique venture — my alpaca farm. Nestled in the countryside near York, my alpacas are not just my furry friends, but also a testament to my dedication to diverse interests.
Alpacas, much like mortgages, require careful attention, understanding and a keen eye for detail. Just as I meticulously evaluate mortgage options, I apply the same diligence to caring for my herd — a blend of financial acumen and agricultural expertise that sets me apart.
