What to know before you move

What do we mean by home mover mortgages?

A home mover mortgage is when you already own your property and you are moving house. You might be moving somewhere bigger to accommodate your family — children being born, parents coming to live with you. Or you may be downsizing from a larger house to a smaller one.

Effectively, it’s moving from one home you own into another.

What moving costs need to be considered?

Estate agency fees differ from area to area — often significantly higher in London and the South East. I always encourage clients to get three valuations. Look at who is selling the most properties in your area on Rightmove, OnTheMarket and Zoopla, and tell each agent you’re getting others round — competition helps keep fees down. Check what’s included in each quote.

Stamp duty is the other big one for a home mover. The rates and thresholds change frequently, so we’ll confirm the current figures for your purchase.

Solicitors’ fees vary from around £700 to £2,000 for one transaction, so it pays to shop around. Check Google reviews or get a recommendation from an adviser or estate agent.

Removals cost more the further you move. You could hire a van yourself or use a professional, insured removal company — and you may need storage too.

I work out what all of this is likely to cost and compare it against the equity in your property. If your house is worth £400,000 and you have a £200,000 mortgage, you have £200,000 in equity — which ordinarily covers the moving costs, with the balance becoming the deposit for your next home.

How much can I borrow as a home mover?

Borrowing is based on income and expenditure. A lender looks at your income and deducts your commitments — loans, HP finance, credit cards and any other credit agreements — to work out how much you can borrow.

What does porting your mortgage mean?

Porting means transferring your existing mortgage rate to your new property. If you secured a low rate a couple of years ago and rates have since risen, keeping that rate can make a big difference to your monthly repayments. We’ll check whether porting, a new deal or a combination works out best for you.

How does the equity in my home affect my options?

Say your house is worth £400,000 with a £200,000 mortgage, and your legal fees, stamp duty, estate agent and removals come to £15,000. You’d have £185,000 left over — your equity.

You put that down against your new property. The more equity you have, the bigger your deposit and the cheaper the interest rate is likely to be. You move your equity forward to your new home and take a mortgage for the difference.

What else should we consider when moving house?

Shop around as you would for anything else — for your mortgage, broker, solicitor, removal company and estate agent. That way you’ll feel comfortable with whoever you’ve chosen at each step.

Your home may be repossessed if you do not keep up repayments on your mortgage.
