Preparing for a mortgage application is a crucial step on your homeownership journey. Here’s all you need to know.

Whether you’re a first-time buyer, considering a remortgage, or planning a move, there are specific measures you can take to streamline the mortgage process. By getting yourself mortgage ready, you’ll strengthen your position when the time comes to apply.

What do your clients need to do to get mortgage-ready?

Ideally, they should aim to become mortgage-ready about six months before submitting their application. This timeframe allows ample time to organise any necessary documents and get your finances in order.

When they apply for a mortgage, they will undergo affordability assessments to determine whether their finances align with the monthly repayment requirements. While first-time buyers might face additional documentation requirements, existing homeowners will need to reassert their affordability.

Lenders will assess their income against their expenses, so they will need to be able to demonstrate their capability to manage mortgage repayments.unately, you can take a number of actions to boost your prospects of securing a mortgage:

Debt management: Mortgage lenders take an interest in your client’s outstanding loans or credit balances. Reducing their existing debt before applying will make them a more appealing candidate. They should also avoid taking on additional loans in the interim.

Timely payments: Maintaining a record of timely payments illustrates their responsibility as a borrower. Ensure they meet all obligations, including rent, council tax, subscriptions, and direct debits. Late or missed payments can not only damage their credit score, but also hinder your mortgage approval.

Electoral roll registration: Being registered to vote at their current address can improve their credit score by confirming their identity and residence.

Employment stability: Lenders prefer borrowers with secure employment and consistent income. Therefore, if you’re contemplating changing jobs, it may be prudent to do so after securing your mortgage. If you’ve recently changed jobs, aim to maintain your current position for at least six months. Be prepared to provide pay slips as evidence of your financial stability.

Savings discipline: A healthy savings account can bolster your mortgage application. Demonstrating a history of regular savings across multiple accounts not only shows where your deposit has come from, but also highlights your financial discipline.

Know your credit rating: Your credit rating carries substantial weight in your mortgage application, as lenders use it to evaluate your credit risk. While obtaining a mortgage with a lower credit score is feasible, it presents greater challenges. Be sure to regularly review your credit report, taking corrective actions if necessary.
